You've laid the tiles. Now, to finish. That final line needs to be as clean, as bright, and as permanent as the tiles themselves. MC-228 delivers that perfect finish. It’s a two-part nano-tech polymer engineered to fill and beautify tile gaps, curing into a rock-solid, glossy, and permanently mould-resistant joint that looks like porcelain.

Why this product exists

Traditional grouts often discolour, stain, and harbour mould, especially in wet areas. MC-228 was formulated with German nano-tech polymer technology to eliminate these common failures. It mixes inside the nozzle, creating a robust, zero-VOC, solid that's impervious to water and mildew. This means permanent, low-maintenance, and aesthetically consistent tile joints, particularly in bathrooms, kitchens, and other humid environments where long-term performance and appearance matter.

The numbers that matter

MC-228 cures to a Shore D Hardness above 50. This means it forms a rigid, durable bond, unlike flexible sealants. With 100% non-volatile content and zero VOC, what you apply stays in the gap, and it does so without off-gassing harmful compounds. It delivers a full-bodied, dense fill that won't shrink, ensuring a stable and long-lasting joint without callbacks for settling or cracking.

What it's like to use

Application is straightforward, provided you prepare correctly. Work within an application temperature range of 15°C to 45°C. The dual components mix automatically as you extrude, but always gun out the first 30cm to 40cm into waste to ensure a uniform blend. Use masking tape to define your joint edges, then fill the gap with the nozzle tip smaller than the gap width. Tool with a stainless steel stick, then remove the tape within 30 minutes, before it sets. MC-228 begins to set in 3 to 5 hours, achieving full cure within 24 hours. Clean wet material with Adheseal Methylated Spirits 95% General Purpose Solvent; dry material requires mechanical removal.

Where this product excels

  • Kitchens and Bathrooms: Achieve consistently clean, bright lines for splashbacks, benchtops, and shower walls. Its permanent mould resistance eliminates unsightly discolouration common with traditional grout.
  • High-End Tiling: For travertine, marble, ceramic, porcelain, and granite, this sealant provides a glossy, porcelain-like finish that complements the tile's own sheen, elevating the overall aesthetic.
  • Balconies and Windowsills: Offers a durable, water-resistant seal that holds up against moisture exposure, maintaining integrity and appearance where weather can take its toll.

Choose this when

  • You need a rigid, high-gloss finish: For tile gaps where a hard, porcelain-like appearance is desired over flexibility.
  • Mould resistance is critical: In wet areas like showers, laundries, and kitchens where hygiene and appearance are non-negotiable.
  • Working with premium tiles: To complement the finish of ceramic, porcelain, marble, or granite without compromising their aesthetic.
  • VOC-free application is required: For indoor environments, especially near food preparation areas, where air quality is a concern.

Don't use this when

  • Not for: Adheseal Hi-Flex 50 Low-Modulus Waterproofing Membrane. This product cures to a Shore D hardness above 50, making it rigid. For joints requiring significant movement accommodation, consider a flexible sealant like Hi-Flex 50.
  • Not for: Structural bonding applications. MC-228 is designed for tile gap sealing and beautification, not load-bearing adhesion.

While this product boasts zero VOC, consult the Material Safety Data Sheet (MSDS) for full handling instructions. Though not broadly classified as hazardous by Work Safe Australia, its components can cause skin irritation or sensitisation in sensitive individuals, so proper PPE is essential.
